Property management has changed, it is now run by Greystar. La Vista Apartments in Santa Maria is also managed by Greystar (I moved away from there after Greystar took over for pretty much the same reason I will leave Country Oaks). Once Greystar took over, tenant screening was not as strict. Multi-families allowed to live in 1 and 2 bedroom apartments, routine pest control is no longer done, property management does not adhere to proper notification to enter dwelling. Since Greystar has taken over, good, long-term tenants have moved out due to rent being raised, the addition to water and trash cost being averaged per blocks of apartments rather than per apartment and the types of tenants that have started moving in. We have witnessed public nudity in the community pool/spa area, public urination in parking lots, no regulation of parking so there is no space for tenants to park and red curbs are used as parking spots. The laundry facilities have been run down and management does not enforce smoke-detectors or keeping grocery carts out of the community. Roaches have started to show up where there were once none in the previous 3 years I had lived there.

This property used to be run by people that were also a part of the community, in turn they cared about the property (though a little cold and snooty at times) and the tenants because they had to live among them on the same property. This is what happens when a corporate entity that has no stock in the community further than their pocket book.

This place may look nice online, it may boast that it is a gated-community but it is really just a facade. The gate has not worked properly for months, the apartments did get a facelift but the management and caliber of tenants should make you rethink renting from this place. Once you move in it is impossible to have someone return your call regarding the community or issues with your apartment. Currently the lettering for Country Oaks is gone, it is undergoing a name change soon. DO NOT RENT from this corporate monster.

Horrible management in which do not answer the phone or return voicemails. The manager barely speaks English and is under qualified. Promoting an prior cleaning lady to manage a property solely on seniority is ridiculous. The regional manager is just as bad and favors her employees over resident safety and care.
